Kind of run down.
Fitness center was tiny and didn't have a good selection of equipment. The sundry shop was out of several items each day of my stay and the breakfast set up was atrocious. You seat yourself, serve yourself and need to chase someone down when it's time to get the check.

Stayed here last night with my dogs. Laura was fabulous from check in to bringing me toothpaste when someone how I lost mine. Beds were a little hard, but room was clean and great shower pressure! I set up my dogs travel crate and we all slept nice and quiet. Breakfast was made to order. Coffee and OJ out in the lobby. All staff was very nice and please give Laura a raise! She gives 5 star customer service! Pool looked nice too.parking was 13.00 paid in advance.. I'd be back if ever in the area.

Pros: needed a cheap hotel so we could be near the airport for an early flight. Only cost us $100 to get 5 hours of sleep and a shower. Free WiFi. Room was clean. Big fluffy towels.
Cons: parking not included. Needed to pay for parking. I think it was $12 for every 6 hours? Checked in during a shift change. A bit of a wait. Some parts of the hotel looked new. Some parts were definitely aged. Rust spot in shower of room 418. Thank god it wasn't a spider as I initially thought. Lots of weird empty spaces in our room. Solid budget hotel for a quick stay in the area. It felt a bit old, but still pretty clean. I loved the ability to choose my own room, which allowed me to have a spot on the other side of the hotel away from the freeway. I would definitely come back again.

Very poor management follow through
Electricity went out for 6 hours and was forced to take cold shower's Monday and Tuesday

Room was freezing. I called down for an extra blanket it took 45 minutes to be delivered after I called to check in on the status. Heater in the room was broken so someone had to come up and fix it. There's loud random sounds outside of generators or trucks that consistently go off.
UPDATE: all night every time the heater kicks on there's a loud firing sound that comes from the vent so between the loud outside generators and the heater was woken up all night about every 30ish minutes. I chose this place because it said breakfast included. But they want me to pay $15 for a self-serve buffet. No way! Also they charge $15 to park a day and this fee is not listed anywhere on their website. There is no place to park free. One bathroom towel and pillowcase had blood on it - gross! Fool me once shame on you! Never again. I could have stayed at a MUCH nicer place with breakfast for the price of this place and their hidden fees. Never again!

Great location for this hotel right off of 35 in the very close outskirts of Dallas. Parking was reasonable but since this property is not IN downtown and has a nice self park lot, I think parking should be free. Lobby is nice, hotel is open style concept where each floor can be seen around the edges if you look up (think embassy) so if heights isn't your thing, I recommend a lower floor. The rooms are upgraded and nice. The views were trashy all around thanks to the semi run down area. Breakfast was $15 for a horrible buffet that was actually worse than the free stuff at a Hampton. They also didn't tell me the cost until I was brought a check. I would have passed on the offerings of wet eggs, thin bacon and weird fried burrito with some toast and grapes had I known.

I knew something was a bit off when the attendant at the receptionist desk greeted us with "OK. Here's the deal."
I suppose the room was comfortable, at least once you get heat. A number of other rooms we tried smelled. The gym was nice . The breakfast was fairly decent, for the price. We constantly heard the drone of trucks in traffic in the background, but we turned the hairdryer to keep warm because it wasn't enough heat, so we just made do. Apparently, their rooms can be configured for heat, or air conditioning, but not both at the same time. Since we arrived at 2 AM, they did not have a maintenance person to change over to heat, even though it was in the middle of winter.
